My client is a national older people's charity providing Housing and Residential Care across the UK. They are currently looking for a Property Manager for their south west region.

The role wil manage the housing and care property portfolio which includes care homes and supported housing and the main focus will be to:
• Assist in the efficient administration and operation of Abbeyfield's property assets through setting up and reviewing approved contractors and consultants list and putting in place servicing contracts, in line with procurement policy, regulation and good practice.
• Manage, control, implement and then take ownership of all necessary servicing, cyclical maintenance, day to day maintenance, planned repairs, void works and improvements.
• Report on current status of portfolio to regional director at regular intervals and ensure the director is suitably informed of progress and issues with the property portfolio. Maintain asset condition register for each property.
• Assist as required in implementing programme of Major Capital Works and work with national office and regional staff to implement a suitable programme of asset investment to maximize revenue.
• Assist with management of minor capital schemes locally and report on progress to the regional director and national office as required.
• Assist with major development programme as required and instructed by regional director and assist central Development Team as required.
• Provide input and advice in relation to major new developments to be maintenance friendly and meet standard criteria for energy use and meet Abbeyfield sustainability targets. Minimize on going maintenance spend.

Candidates must have rhw following experience and skills:
1.An appropriate professional qualification, in surveying, building management or other related subject, for example: RICS, CIOB, and CIBSE.
2.Experience of managing residential maintenance, improvement and capital investment programmes aligned to strong commercial negotiation and contract management skills.
3.Experience working for a Registered Provider, Care Provider or Sector Developer, or experience working for a consultant or Management Company serving the residential / care sector.
4.Strong working knowledge of the property development process, especially the commissioning and handover process.
5.Demonstrable expertise and understanding of building construction, contracts and technical practices.
6.Experience of line management and leading teams.
7.Strong Microsoft excel skills
